Statement For Lower Meadows
Introduction
We aim to cater
for the needs of all our guests in home based (5 bedroom) bed and breakfast.
The following statement is a summary of Lower Meadows facilities.
If you have any specific requirements please feel free to call and we will
endeavour to help.
Pre-Arrival
· The
bus stop for the service to towns and villages to the south of Boscastle is 50
meters away and for the service to the north is 100metres away.
· The
nearest Rail station (Bodmin Parkway) is 40mins away by car.
· There
are a number of local taxi services, contact numbers can be found on our
website.
· Our
brochure can be provided in large print by prior arrangement, likewise our menu
and room folder on arrival if request prior to your arrival.

· Lower
Meadows is perfectly situated with easy, close access to the shops, restaurants
and Inns of Boscastle
Arrival & Car Parking Facilities
· On
arrival at Lower Meadows there is wide entrance, from the road.
· We
have 5 parking bays easily identifiable with ample room for all guest’s cars.
· The
surface is level, flat and gravel.
· We
will assist guests with luggage
Main Entrance & Reception
·
The front door has
a standard threshold 7.5cm.
· The
front door is always locked with a bell push at 145cm
· The
door is 76cm wide
· On
entry to our home there is a hallway 130cm x 210cm
· There
is Slate flooring throughout the ground floor with a large round mat in the
hallway.
· From
the Hallway a standard staircase leads to the first floor where all our guest
rooms and situated. A door 70cm wide and 2 steps 14cm and 11cm lead from the
Hallway directly into the guest lounge.
Public
Areas - General (Internal)
·
The Guest Lounge is
available at all times and is subtly illuminated with overhead lighting if
required.
· The
Breakfast room is accessed from the guest lounge via double doors (minimum
access width is 74cm)
· The
covering on stairs and landing to guest bedrooms is short pile carpet.
· There
are 14 stairs to the first floor landing with hand rail on both sides.
· The
stairs are 19cm high, 24cm deep and 75cm wide.
Public
Areas - WC
·
All
bedrooms are en-suite - No public WC available
Breakfast Room
· Breakfast
is served in our light and airy Conservatory on the ground floor, two steps 14cm
and 11cm high from the hallway to the conservatory.
· Furniture
is flexible and can be moved on request.
· The
tables are 70cm square and 72cm high with central leg all chairs are without
arms.
· Menus
are provided and large print version is available on request.
· Breakfast
- cereal is self service with waiter/waitress service for all other
requirements.

· There
are 5 guest bedrooms all on the first floor.
· There
are 14 stairs to the landing - the stairs are 19cm high, 24cm deep and 75cm
wide.
All bedrooms have

room has twin beds
· All
beds are 56cm high including mattress
· At
least 60cm routes within the bedrooms

En-suite Shower-rooms
· Door
widths 70cm, either inward or outward opening

floor space clear of door from 80cm x 50cm to 120cm x 90cm depending on room.
· The
shower cubicle has a step/edge from 10cm to 25cm high depending on room
· With
either inward opening concertina style doors giving a minimum access width of
50cm or with shower curtains giving access width of 75cm.
· 3
en-suites have Electric shower with easy single dial/button controllers the
other 2 have. Thermostatic showers with easy single lever or capstan type
controllers.
· The
basins have curved fronts with clear space beneath. They are 82cm high
· The
toilets is 44cm high
· Colour
contrast to floors, walls fittings and fixtures.
· There
is a 15cm step in one en-suite
Grounds
and Gardens
· We
are adjacent to the Valency Valley which has public footpaths, the coastal path
is 300 metres away.
Additional
Information
· Lower
Meadows is fitted with a fire alarm system with smoke detectors located in all
guest rooms. Call points are located at the top and bottom of the staircase.
· Fire
extinguisher’s (water) are located the top and bottom of stairs
· Mobile
phone reception is limited to Orange
· The
Fire Alarm indicates evacuation - please notify us on arrival if you require
more assistance for evacuation.
· Smoking
is not permitted inside Lower Meadows.
